The Harbor Club Plumbing Project is scheduled to be completed by June 30th, 2025.  You can view the project schedule by clicking here.

In order to complete the required plumbing repairs, in-unit work is required. The plumbing project is designed to allow residents to reside in the unit. Residents my choose to vacate the unit on their own terms and at their own expense but it is not required.

Permits for this project were obtained in February of 2023.  The Association then had 180 days to obtain the first inspection on the permit. Permits are active and up to date with inspections.

The firms listed below have been instrumental in addressing all key components associated with this project. These firms are identified as follows;

A representative from CMP’s project team will attend meetings, as requested by the Board, to provide homeowners with project updates and to answer questions that arise.

CMP will provide residents of the Harbor Club with a bi-weekly project update via email. The frequency will be increased as required to notify residents of upcoming construction impacts.

CMP will work in accordance with the buildings holiday policy.

Yes.  Throughout the duration of this project, both the superintendent and project manager will be on-site daily.  No construction will occur without CMP’s on-site team present. Additional office support will be provided for all communication needs, scheduling, documentation, insurance paperwork, etc.

NEED TO UPDATE:

Our Principal and Superintendent have a combined 55+ years of construction experience. Their industry experience spans a variety of projects including but not limited to new development and construction, high-rise reconstruction, and commercial tenant improvements.

The highest potential for dust is during the demolition phase.

The following practices will be used throughout the project to limit dust from settling in the common and exterior areas of the building.

• When cutting drywall or other materials, containment areas will be set up to prevent the spread of dust.
• Before the end of each day, our team will inspect all common areas and units for any cleaning required.

Smart Safety Group – San Diego has been hired for this project to assist in safety protocols for each phase of the project. In partnership with CMP, they will host weekly safety meetings for the project. Site specific training is also implemented with all team member to that all team members are aware of water shutoff locations, etc.

Security Expectations:

• All subcontractors must adhere to CMP’s on site Policies and Procedures. A no tolerance policy is upheld and workers will be removed without notice if warning policies are broken.
• All workers must check in and out each day with Management.
• All subcontractors have completed background checks.
• All subcontractors have a prior working relationship with Cornerstone Managing Partners.
• Building keys are only provided to superintendents and crew managers.
• Construction is not permitted to occur without CMP’s on-site management team present to oversee the days’ work.

CMP will be managing all crew activity. After crews go through the required checked-in protocol in the morning, crews will utilized a dedicated construction elevator operated by a team member to reach their work location. Crews are not permitted to walk the property or visit areas of the property that are not part of the reconstruction project. 

Each morning, the Harbor Club Security team will assist CMP with residential unit access as required by the project phases and schedule. CMP and crews will never have possession of residential unit keys.
